Guildford Family Home Turned HMO: Residents Voice Concerns Over 'Transient' Community (2026)

A Family Home's Transformation Sparks Debate in Guildford

The once-quiet streets of Guildford are witnessing a transformation as a family home is set to become an eight-bedroom house share, raising concerns among residents. This development has sparked a heated debate, with some fearing the neighborhood's character is at stake.

The proposal, approved by the Guildford Borough Council, aims to convert a detached two-storey home into a large house in multiple occupation (HMO) accommodating up to eight tenants. However, this decision has not gone down well with everyone.

Himanshu Lukha, a local resident, expressed his concerns, stating that the area is becoming 'transient' at the expense of families. He argued that the neighborhood is losing its family-friendly appeal, which is a significant issue for the community.

The planning committee received 22 letters of objection, highlighting various concerns. These included parking issues, increased noise, privacy invasion, and the potential disruption of the area's family-oriented atmosphere. Objectors also pointed out that there is already an abundance of shared and rented accommodations nearby, suggesting that Guildford needs more homes for families.

Lukha's personal circumstances added another layer of complexity. He mentioned the presence of an elderly family member and a housebound individual with a chronic illness, emphasizing the importance of privacy. He urged the council to reconsider, suggesting that unnecessary windows in ensuite bathrooms could be a concern.

In response, the council assured that the proposed bathroom windows would be fitted with obscured glass and positioned high enough to prevent direct overlooking. Councillor Maddy Redpath also suggested that any future changes could be addressed through planning enforcement.

The debate continues, with residents grappling with the balance between development and preserving the neighborhood's character. As the transformation progresses, the community awaits the outcome, hoping for a resolution that respects both the need for housing and the preservation of Guildford's unique charm.
