A 32-story tower is set to rise at 1338 West Lake Street, bringing a mix of residential and commercial spaces to the vibrant neighborhood. The Chicago Plan Commission has given the green light to Cedar Street Companies and their local partners, SCB, to transform this corner of West Loop. The proposed tower will stand approximately 364 feet tall, with a unique six-story podium that will blend seamlessly into the surrounding area.
One of the key changes is the addition of 7,800 square feet of retail space along the main street corner, replacing the previously planned large sculpture. This move aims to create a more vibrant and engaging street-level experience. The podium will also feature liner units across its upper levels, each with its own dedicated elevator, increasing the overall unit count.
However, this design tweak has resulted in a reduction of parking spaces to 191. The podium will be topped with an outdoor deck and amenity levels, creating a unique separation between the base and the tower above. In total, the development will offer 321 residential units, mostly studios and one- and two-bedroom layouts, with a limited number of three-bedroom options. Notably, 65 of these units will be designated as affordable housing.
The tower's exterior will showcase a blend of blue multi-tone glass and gray panels, adding a modern touch to the West Loop skyline. With a price tag of $155 million, this project is a significant investment in the community. The next step is City Council approval, with a planned groundbreaking in Q4 2026 and completion expected in Q3 2028.
